Plans for the 33-story tower known as 1600 Edgewater are progressing, marked by the recent filing of a site work permit. The application was submitted on June 2, with GT McDonald listed as the contractor, although the permit has not yet entered the review stage.
In parallel, a total demolition permit is currently being processed to clear the development site, along with a master construction permit for the new high-rise tower.
The Federal Aviation Administration (FAA) granted height approval for the project on June 2, allowing the tower to rise to 384 feet above ground (or 389 feet above sea level).
Earlier this year, in March, Miami’s Urban Development Review Board (UDRB) voted to recommend approval of the tower's design, subject to the following conditions:

- Enhance the prominence of the main pedestrian entry
- Screen the parking structure to hide interior components from view
- Relocate the FPL door on NE 16th Street to a less visible location
- Ensure exterior windows in residential units are operable as Juliet balconies
When complete, 1600 Edgewater is expected to feature:

- 282 residential units
- 6,615 square feet of commercial space
- 328 parking spaces within an 8-story garage
The project is being developed by 1600 NE 2nd Avenue, LLC, with design by Kobi Karp Architecture & Interior Design.
