A proposal for a 27-story tower has recently been disclosed in a filing with Miami's Urban Development Review Board.
The tower is designed with a contemporary aesthetic and is scheduled to reach a height of 351 feet. The planned features include:
180 condo-hotel units, ranging from studios to 4 bedrooms
4,768 square feet of ground-floor retail space
117 parking spaces distributed on levels 1, 2, and 3
The development envisions an indoor-outdoor amenity level on the fifth floor, incorporating a pool deck. Additionally, a separate pool deck is planned for the rooftop at level 27.

The building will feature habitable areas or architectural screening along both frontages, and the loading area will be fully internalized, according to the developer.

The project aims to enhance and encourage pedestrian activity at the intersection of Northeast 36th Street and Northeast 5th Avenue by incorporating habitable spaces.

The developer has obtained Transferable Development Rights from two other properties in Miami, enabling the allowance of 33 more units than what is typically permitted.

Additionally, the developer plans to acquire 40,513 square feet of floor area and three additional stories in height by making contributions to the Miami 21 Public Benefits Trust Fund.
