The plans for Santander Tower at 1401 Brickell Avenue are set for review by Miami's Urban Development Review Board on February 21, signaling a new era in Brickell's financial district architecture. This ambitious 40-story office tower, designed by Handel Architects in collaboration with DeSimone Consulting Engineers and Bernardi + Peschard Arquitectos, proposes 612,918 square feet of premium Class A office space along with ample retail and dining areas, prioritizing lively street-level engagement.

Crafted by Santander Bank's affiliate, Services and Promotions LLC, and overseen by the Rilea Group, Santander Tower is poised to make a statement in Miami's skyline, soaring to a height of 765 feet above ground. With a distinctive exoskeleton frame for both structural integrity and aesthetic allure, the tower boasts glass curtain walls to flood its interiors with natural light and green balconies for a vertical garden ambiance. Anticipated highlights include 107,953 square feet of food and beverage offerings and exclusive outdoor amenities, including an urban club situated on the podium level.

Nestled on 2.02 acres along Brickell Avenue, the site of Santander Tower is currently occupied by a 50-year-old office building and a detached garage. Positioned amidst esteemed neighbors such as the Four Seasons Millennium Tower and the Brickell Arch Office/Hotel Tower, the project prioritizes pedestrian-friendly features, including civic space plazas and landscaped outdoor seating. Moreover, it adheres to new urban design guidelines aimed at enhancing the streetscape and fostering a vibrant, inviting environment.

The design of Santander Tower incorporates a 9,036-square-foot Civic Space Plaza, open to the public, to enhance the pedestrian experience along Brickell Avenue. To facilitate smooth traffic flow and ensure pedestrian safety, the project seeks waivers for practical design modifications, including maintaining existing curb cuts and adjusting vehicular entrance distances. These waivers are essential for achieving a design that seamlessly integrates with Brickell Avenue's urban landscape, establishing new standards for design excellence and community engagement in the area.
