A pre-application has been submitted to Miami-Dade planners for a transit-oriented mixed-use development at the Douglas Road Metrorail station.

As per the pre-application filing, the proposed project includes two 31-story towers featuring:
- 806 multi-family units, including 105 designated for workforce housing.
- Approximately 16,750 square feet of ground floor commercial space.
- An estimated total of around 865 parking spaces.
In February 2023, a proposal was presented to Miami's UDRB for a scaled-down project at the site, featuring 247 residential units.
Subsequently, the property was included in the SMART Corridor Subzone of the Rapid Transit System – Development Zone in September. This designation generally permits more intensive land use than the standard City of Miami zoning regulations.
