$2 Billion Mixed-Use Development Unveiled to Reconnect Midtown Miami with Design District and Wynwood
Plans have been revealed for a transformative $2 billion mixed-use development designed to seamlessly reconnect Midtown Miami with its neighboring cultural districts—Wynwood and the Design District—through new parks, landscaped paseos, and pedestrian-friendly pathways. Set on a five-acre site that had long sat vacant, the project will revitalize the area with a dynamic blend of residential, retail, and wellness offerings, anchored by Midtown Park Residences by Proper.
This marks Proper Hospitality’s debut in Florida and only its second branded residential project, following the success of Austin Proper Residences. Known for creating immersive, design-forward hotels—including the Kelly Wearstler-designed Santa Monica Proper and Austin Proper—the brand now brings its elevated lifestyle concept to Miami in collaboration with Rosso Development and Midtown Development.
Ideally positioned within walking distance of both Wynwood’s vibrant art scene and the upscale Design District, the 28-story Midtown Park Residences will offer 288 branded homes ranging from 510 to 1,730 square feet, along with a curated penthouse collection averaging 3,150 square feet. These upper-tier residences will feature expansive 20-foot-tall corner living rooms, rooftop gardens, private plunge pools, and Proper’s signature spa-inspired wet rooms with freestanding bathtubs.
Interiors are designed to evoke effortless luxury with open-concept layouts, 10-foot ceilings, wraparound terraces with glass railings, imported wood-look porcelain flooring, and high-performance, energy-efficient windows. Kitchens will include Italian cabinetry, quartz countertops, brass finishes, and top-tier Sub-Zero and Wolf appliances. Primary bathrooms will be appointed with double glass-enclosed rain showers, Jade ceramic tile, and Hansgrohe brass fixtures.
Interior design is led by the award-winning Meyer Davis Studio, who bring Proper’s California-inspired aesthetic to life with a vibrant Miami twist. Architecture is by internationally acclaimed firm Arquitectonica, while landscaping is being crafted by Naturalficial to create lush, community-forward outdoor spaces.
The broader development will encompass over 120,000 square feet of curated retail, dining, and workspaces—featuring chef-driven culinary destinations, fashion boutiques, and collaborative office environments. A public racquet and padel club with eight courts will serve as a recreational hub, while two new public parks and green paseos will provide vital pedestrian connections between some of Miami’s most exciting neighborhoods.
Residents will also enjoy over 40,000 square feet of private amenities, including a signature Proper restaurant and bar, resort-style pool deck, yoga and meditation gardens, thermal spa pools, saunas, a Pilates studio, massage rooms, a pickleball court, coffee bar, kids’ club, vegetable garden, business center, and virtual golf simulator. Proper’s signature Culture Concierge will offer personalized services, ranging from in-home housekeeping and pet care to curated lifestyle experiences. Residents will also receive VIP access to Proper’s broader hospitality portfolio—including the highly anticipated relaunch of the historic Shelborne Hotel by Proper on Miami Beach’s Millionaires’ Row.
Sales are now underway through Fortune Development Sales, with pricing starting in the low $700,000s and ranging up to $2.7 million. Project completion is anticipated in 2028.
