A total demolition permit was issued earlier this month for the 14 ROC site, according to Miami-Dade County records—clearing the way for a major new residential development.
A construction permit for the upcoming 32-story tower is currently under review. The project will feature 283 condominium units with flexible rental options, catering to modern urban living.
Sales officially launched in July 2024, and by March 2025, the developer began converting reservations into binding contracts. The building is scheduled for completion in 2027.
In October 2024, the developer secured FAA approval for a permanent building height of 395 feet above ground level, and finalized a utilities agreement connecting the project to Miami-Dade’s water and sewer systems.
The development is being led by GFO Investments, marking another significant addition to Miami’s growing skyline.
