Okan Tower, Downtown Miami’s transformative new hospitality and residential high-rise anchored by the 316-key Hilton Miami Bayfront Hotel, has reached a major construction milestone with the issuance of its master construction permit. This key approval allows the development team to move forward with all interior and mechanical systems—including plumbing, HVAC, electrical, elevators, and life safety—clearing the way for full vertical completion and interior buildout.
Soaring 70 stories and 902 feet, Okan Tower is on track to become one of the tallest buildings on Miami’s skyline. Construction, led by Okan Construction LLC, has already reached the 30th floor, with the 50th floor expected by year-end. The project is progressing at a rate of approximately one floor per week. The hotel mezzanine level is currently under construction, located on the 30th floor. Topping off is anticipated in 2026, with an official opening planned for 2027.
Issued by the City of Miami, the master permit is among the most significant approvals in any large-scale construction project. It consolidates all major trades into a single, unified authorization—enabling work to proceed across the entire structure simultaneously. For developer Okan Group, this milestone marks a surge in momentum toward delivering one of Miami’s most ambitious and iconic new buildings.
“With this permit in hand, we now have the green light to complete every element of the building,” said Bekir Okan, Chairman of Okan Group. “It’s a defining step that moves us from structure to experience—bringing to life the Hilton hotel, luxury residences, office space, and amenities that will make Okan Tower a destination in itself.”
The Hilton Miami Bayfront Hotel, spanning floors 14 through 30, is now structurally complete and is being built to five-star standards. With record hotel occupancy in 2024 and continued growth in visitor demand, the Hilton Miami Bayfront is a timely and welcome addition to Miami’s hospitality landscape—particularly in the rapidly expanding Downtown district.
Beyond hospitality, Okan Tower will also include:
- 236 condo-hotel units managed by Hilton Hotels & Resorts®
- 163 luxury Sky Residences
- Nearly 68,000 square feet of Class A office space
- Over 80,000 square feet of amenity spaces, most of which—excluding the rooftop pool—are already completed
Strategically located at 555 North Miami Avenue, Okan Tower places residents and guests at the crossroads of culture, commerce, and entertainment. Designed by Behar Font & Partners, the tulip-inspired architecture reflects the developer’s Turkish heritage and adds a bold, elegant silhouette to Miami’s iconic skyline.
Exclusively marketed and sold by Fortune Development Sales, the project’s sales gallery is located at 542 North Miami Avenue.
