Miami’s Building Department has approved a site work permit for the Banco Santander development site in Brickell, marking a major step forward for what will become the city’s tallest office tower.
The permit, issued on August 14, allows preliminary work to begin while a phased vertical permit and master construction permit remain under review. Demolition of the existing office building on the site began last summer, following a July 2024 demolition permit.
The planned 41-story, 765-foot tower—with its lightning rod extending to 784 feet—is designed by Handel Architects in collaboration with Bernardi & Peschard Arquitectura. Once complete, it will surpass the 764-foot Southeast Financial Center, currently Miami’s tallest all-office building.
The Santander Tower is slated to deliver approximately 635,000 square feet of office space, along with 60,000 square feet of retail, 50,000 square feet of restaurant space, a 20,000-square-foot fitness center, and 1,496 parking spaces.
