A Covenant in Lieu of Unity of Title has been recorded for the Summit Brickell property, where a 65-story, 750-foot tower is planned and currently progressing through construction permitting.
The covenant, recorded on July 9 in county records, allows the owner to develop the project either in a condominium format or across multiple phases. According to the filing, the measure ensures that phased development with future multiple ownership will remain compliant with the Miami-Dade County Zoning Code.
The developer is required to build in substantial conformity with a site plan submitted to Miami-Dade in October 2024. Current plans call for 505 residential units, 1,933 square feet of ground-floor retail, and a 500-space internalized garage.
