Constellation, Boschetti, and Vietmar Break Ground Vertically on ‘Ella Miami Beach,’ Now 65% Sold

Vertical construction is officially underway at Ella Miami Beach, a 10-story boutique condominium located in the heart of North Beach. With 65% of residences pre-sold, the project is gaining momentum as piling work progresses and vertical development begins. Sheet piling has already been completed.

Named after jazz legend Ella Fitzgerald, the development features 103 curated residences at 6940 Abbott Avenue, just blocks from the Atlantic Ocean and Biscayne Bay. The building’s Art Deco-inspired architecture and interiors are designed to celebrate Miami’s rich design heritage. Arquitectonica leads the architectural design, with interiors by Steven G.

A collaboration between Constellation Group, The Boschetti Group, and Vietmar, Ella Miami Beach broke ground in February 2025 and is scheduled for completion in early 2027.

Residences include studios, one- and two-bedroom floor plans ranging from 429 to 1,756 square feet of indoor and outdoor space, with starting prices at $600,000—a compelling entry point in a market where new construction typically begins at $1 million.

Ella offers buyers flexible ownership options through a partnership with Nomada Residences, a full-service property management firm specializing in short-term and seasonal rentals, helping owners maximize both profitability and long-term value.

“Buyers are clearly gravitating toward new condominium product,” said Eduardo Otaola, Managing Principal of Constellation Group. “In this corridor, there’s a real lack of boutique, well-amenitized buildings like Ella—especially those that allow short-term rentals. That combination has made the project especially attractive to today’s buyers.”

Further reinforcing the transformation of North Beach, the City of Miami Beach in March approved a plan to redevelop the historic Deauville Beach Resort at 6701 Collins Avenue into a 100-unit branded condo, a 150-room hotel, and a MiMo-style homage to the original design by Melvin Grossman.

“The Deauville redevelopment underscores North Beach’s rising prominence and marks a clear shift in Miami Beach’s center of gravity,” said Otaola. “Ella Miami Beach is helping lead this transformation by delivering a high-quality, design-forward building that serves the mid-market buyer—offering full-service amenities and the flexibility of short-term rentals in a boutique setting.”

Ella’s residences boast 9-foot ceilings, ItalKraft kitchens with stone countertops and JennAir appliances, and European-style designer closets. Select units offer sweeping views of Biscayne Bay, the Atlantic Ocean, and the Miami skyline.
