Construction is officially underway on NoLi in Miami Beach, a new 150,000-square-foot retail and lifestyle destination taking shape along the northern end of Lincoln Road. The project by The Comras Company will transform 11 existing low-rise buildings into a cohesive micro-district featuring more than 40 retail, dining, wellness, and lifestyle spaces.
Interior demolition is now underway across properties spanning the 600, 700, and 800 blocks of Lincoln Road and North Lincoln Lane. Rather than replacing the existing structures, the project will adaptively reuse the buildings while introducing new pedestrian connections, public gathering spaces, and storefronts. Completion is planned for 2027.
NoLi Will Transform the Northern End of Lincoln Road
The name NoLi stands for North Lincoln Road, reflecting the project's location and its goal of creating a distinct destination within the northern portion of the iconic Miami Beach retail corridor.
The development encompasses properties at 719-737 Lincoln Road and brings together 11 existing storefront buildings. Once completed, the district will contain more than 40 individual retail, dining, and wellness spaces.
Spaces are planned to range from approximately 400 to 4,000 square feet, creating roughly 1,700 linear feet of storefront frontage. The strategy is designed to accommodate smaller-scale businesses rather than relying primarily on large national or big-box tenants.
The existing buildings will remain in place, with construction focused on interior redevelopment, adaptive reuse, and the creation of new connections between the properties.
More Than 40 Retail, Dining and Wellness Spaces
One of NoLi's defining characteristics will be its variety of smaller commercial spaces. The smallest units will measure approximately 400 square feet, while the largest will reach roughly 4,000 square feet.
That range gives the project flexibility to accommodate businesses such as coffee shops, boutiques, restaurants, wellness concepts, and other independent operators.
The approach is intended to create a more intimate commercial environment, with multiple storefronts and uses distributed throughout the district rather than concentrated within a single large building.
Via NoLi Will Create a New Pedestrian Connection
At the center of the project will be Via NoLi, an approximately 18-foot-wide pedestrian passage carved through the former Forever 21 building on the 700 block.
The new arcade will lead into NoLi Plaza, a landscaped gathering space lined with cafes and centered around a fountain. From there, the pedestrian route will continue north toward North Lincoln Lane.
The connection will provide an additional way for pedestrians to move through the block while creating a new public-facing destination between Lincoln Road and the lane.
North Lincoln Lane Will Become a Pedestrian-Oriented Space
The transformation extends beyond the storefronts. Plans call for North Lincoln Lane's existing service-oriented character to be reimagined as a more pedestrian-friendly environment.
The redesigned lane will feature planted areas, shade, wider sidewalks, and outdoor seating. Materials including reclaimed Dade County pine and black-and-white terrazzo are planned to give the district a distinctive architectural and material identity.
Rather than relying on a large-scale new construction project, NoLi's design emphasizes the existing buildings, smaller proportions, pedestrian circulation, and adaptive reuse.
Historic Preservation Plays a Key Role
NoLi is located within the Flamingo Park Historic District, making preservation an important part of the redevelopment strategy.
Beilinson Gomez Architects is responsible for preservation and adaptive reuse, while Touzet Studio is leading the overall design.
The project is also planned to complement the City of Miami Beach's ongoing Lincoln Road infrastructure improvement program.
Together, the preservation and infrastructure efforts are intended to integrate NoLi into the broader evolution of Lincoln Road rather than treating it as an isolated redevelopment.
NoLi Adds to a Busy Development Pipeline in Miami Beach
The arrival of NoLi comes during an active period of investment along and around Lincoln Road.
Rivani, a six-story office and retail building developed by Black Lion and designed by Arquitectonica, recently opened along Lincoln Road. The project also secured $114.3 million in financing from BridgeInvest.
The building has already added new dining and lifestyle activity to the corridor, including Bar Shishi, a Japanese-inspired cocktail lounge located on its third floor.
Grand Hyatt Miami Beach Advances Nearby
Further north, Terra and Turnberry are advancing the 800-key Grand Hyatt Miami Beach Convention Center Hotel.
The hotel topped out in July and is targeting completion in late 2027. Its arrival will bring a significant new hospitality component to the area while NoLi simultaneously adds more retail, dining, and pedestrian activity to Lincoln Road.
The Delano on Collins Avenue also reopened in May, further contributing to the renewed activity across Miami Beach's hospitality and commercial landscape.
NoLi Targets a 2027 Completion
With interior demolition now underway, NoLi is moving into its next phase of construction ahead of its planned 2027 delivery.
Once complete, the project will combine more than 40 commercial spaces with new pedestrian routes, a public plaza, landscaped areas, and upgraded portions of North Lincoln Lane.
The redevelopment could help extend the energy of Lincoln Road farther north while giving smaller businesses and lifestyle operators a new address within one of Miami Beach's most recognizable commercial districts.
