Black Salmon is introducing an ambitious vision for Miami’s Edgewater neighborhood with plans for a 36-story mixed-use tower that harmonizes residential, retail, and community spaces. Collaborating with the Mission San Francisco y Santa Clara, the Miami-based developer seeks to transform underutilized land into a vibrant urban destination while honoring the area’s cultural and spiritual heritage.
Designed by Arquitectonica, the tower will showcase a striking Diagrid Envelope that extends seamlessly from the podium to the roof, forming a bold geometric design that will enhance Miami’s skyline. The project spans a 1.02-acre site across parcels at 418, 422, and 430 N.E. 29th Street, as well as 343, 403, and 411 N.E. 28th Street.
A significant component of the plan includes a new five-story facility for the Mission San Francisco y Santa Clara church. This addition will provide expanded space for offices, meeting rooms, and rectory residences, while the original 4,603-square-foot church, built in 1997, will remain untouched. The new facilities will be constructed to the west, adjacent to the tower.
The 552,326-square-foot development will feature:
- 229 residential units starting on the 11th floor, ranging from 706 to 2,298 square feet. Options include 78 one-bedroom units, 101 two-bedroom units, 46 three-bedroom units, and four four-bedroom residences.
- 4,416 square feet of retail space at the base of the tower, designed to serve both residents and the broader community.
- 14,404 square feet for church expansion, enhancing facilities for the congregation.
- 412 parking spaces within a multi-level structure integrated into the building’s design.
- Luxury amenities, including a rooftop pool, coworking spaces, a fitness center, a library, a spa, a children’s playroom, a private cinema, and a lounge.
Rising to a rooftop height of 406 feet above sea level, the tower blends luxury, functionality, and design innovation, establishing itself as a landmark addition to the evolving Edgewater neighborhood.
The plans are scheduled for review by Miami’s Urban Development Review Board on December 18, marking a key milestone for this transformative project.
