Developer Signs Utilities Agreement for 1,215-Unit Overtown West Project
A developer has signed a utilities agreement to support the construction of a large-scale apartment complex in Overtown, Miami. The site was once considered for Inter Miami’s soccer stadium before plans shifted to a location near the airport.
In May, Miami's Urban Development Review Board (UDRB) voted 4-0 to recommend approval of the project, now referred to as Overtown West.
The utilities agreement, finalized on November 13, confirms that Miami-Dade County will provide water and sewer services for the development, which will include:
- 1,215 residential units
- 16,988 square feet of retail space
- 1,798 parking spaces (as detailed in the UDRB filing)
The estimated connection fee for the utilities is $1,148,603.79.
David Martin signed the agreement on behalf of 0101 Miami Properties LLC, whose managing member is Miami Beckham United LLC. The developer previously announced a three-phase construction plan, with the first phase—featuring approximately 537 units—expected to begin in 2025.
The apartments will offer a mix of market-rate, workforce, and affordable housing options.
The development is being led by Terra in partnership with a Mas family-controlled entity, with Arquitectonica serving as the architect.
