Kempinski Hotels has officially entered the U.S. market with the launch of Kempinski Residences Miami Design District, marking the American debut of Europe’s oldest independent luxury hotel brand.

Developed by DaGrosa Capital Development Partners, the two-tower residential project introduces Kempinski’s hospitality-led service model to a full-time residential setting at the gateway to Miami’s Design District along Biscayne Boulevard. The development will comprise 132 private residences across two 20-story towers, along with six townhomes and 17 guest suites exclusively for residents.

Architecture is by Arquitectonica, with interiors by Rockwell Group and landscape design by Enea—a design team selected to reflect the Design District’s emphasis on materiality, form, and thoughtful urban integration. Residences will feature two- to four-bedroom layouts ranging from approximately 2,100 to 3,100 square feet, complemented by expansive terraces with views of Biscayne Bay and the Downtown Miami skyline.

Beyond Kempinski’s landmark U.S. debut, the project underscores Miami’s growing role as a global hub for branded residential development. According to Knight Frank’s 2025–2026 Branded Residences Report, the sector has expanded from 169 developments worldwide in 2011 to more than 600 today, with over 1,000 branded residential projects projected globally by 2030—many of them concentrated in South Florida.

Kempinski Group will oversee day-to-day residential services, extending its 150-year European hospitality legacy into a service-forward living experience tailored to Miami’s luxury urban market.

Amenities will be shared across both towers via an elevated third-floor amenity bridge and will include a comprehensive wellness program with spa and recovery facilities, a lap pool, fitness and outdoor training areas, as well as social spaces such as a signature restaurant, private dining salons, a screening room, wine lounge, and golf and Formula 1 simulator rooms. Family-focused amenities, landscaped outdoor areas, and electric-vehicle infrastructure further enhance the offering.

Sales are led by ISG World, with an on-site sales gallery located at 455 NE 38th Street. Completion of Kempinski Residences Miami Design District is currently anticipated for Q4 2029.
