Naftali Group has reached a significant construction milestone at JEM Private Residences, officially topping off the podium level of the 67-story luxury tower rising within Downtown Miami’s Miami Worldcenter. The achievement marks completion of the 11th floor and signals the project’s transition from foundation work, retail space, and parking structure into full vertical construction of the residential tower above.
The milestone comes as sales momentum continues to accelerate, particularly surrounding JEM’s ultra-limited Sky Villa collection. Recent activity includes the $8 million sale of Sky Villa 2, featuring interiors by FENDI Casa and purchased by a buyer from Korea. The transaction follows last year’s record-setting sale of Sky Villa 1, underscoring the project’s growing international appeal and strong demand for branded, design-driven residences at the tower’s highest levels.
Construction officially broke ground in April 2024, less than six months after the project launched sales — an unusually rapid timeline for Miami developments — and progress has continued at an aggressive pace. In 2025, Naftali Group secured $465 million in construction financing, further supporting the tower’s ongoing vertical rise.
Developed by Naftali Group and designed by Arquitectonica, with interiors by Rockwell Group and landscape architecture by EDSA, JEM Private Residences will feature 273 homes ranging from studios to four-bedroom residences, along with a limited collection of Sky Villas crowning the tower, furnished by FENDI Casa. Residential units are positioned to begin on the 43rd floor, maximizing panoramic views of the Miami skyline, Biscayne Bay, and the Atlantic Ocean.
