Miami’s Design District—long celebrated as the city’s most dynamic and avant-garde neighborhood—is set to welcome its first-ever residential development with Miami Design Residences Designed by Chipperfield. Marking Pritzker Prize–winning architect David Chipperfield’s only project currently underway in Florida, the landmark development is poised to become a defining architectural presence within the district. Spanning nearly two acres, the 26-story tower will comprise 143 condominium residences alongside the first Miami flagship of a globally renowned luxury hotel brand. Official sales are slated to launch in February.
The project unites a distinguished team of collaborators, including Miami Design District founder Craig Robins and Miami Design District Associates (MDDA), alongside co-developers Fort Partners—known for The Surf Club and Four Seasons Fort Lauderdale—Raycliff Capital, and Constellation Hotels Holding Ltd. The development joins Chipperfield’s internationally celebrated portfolio, which includes iconic cultural institutions such as Berlin’s Neues Museum and James-Simon-Galerie, as well as the Turner Contemporary in Margate, UK.
Rising 26 stories at 39 NE 39th Street, the development will deliver 143 meticulously crafted residences defined by refined simplicity, understated luxury, and elevated service offerings in the heart of Miami. Guided by David Chipperfield Architects’ hallmark architectural clarity, the tower’s design is expressed through bespoke ceramic exterior columns engineered to capture and reflect Miami’s distinctive light, expansive floor-to-ceiling windows framed by custom pale-champagne mullions, and thoughtfully designed interiors featuring custom cabinetry and artfully curated details.
Corcoran Sunshine Marketing Group will serve as the exclusive sales and marketing firm for the project. A dedicated sales gallery will open in the Miami Design District, with official sales launching in February.
