A landmark residential and hotel development has been unveiled in the heart of the Miami Design District, marking Pritzker Prize–winning architect David Chipperfield’s first project in Florida.

Named Miami Design Residences Designed by Chipperfield, the nearly two-acre development introduces 143 condominium residences alongside a luxury hotel at the intersection of NE 39th Street and North Miami Avenue, just steps from the district’s galleries, fashion flagships, and cultural institutions.

The project is led by Raycliff Capital in partnership with Fort Partners, Miami Design District Associates, and Constellation Hotels Holding, bringing together the teams behind iconic destinations such as The Surf Club with the visionaries who shaped the Design District itself. It also represents Chipperfield’s only Florida project currently underway, adding a new chapter to a global portfolio that includes Berlin’s Neues Museum and the Turner Contemporary in the UK

Rising as two interconnected towers—a 25-story residential building and a 12-story hotel tower linked by a shared podium—the development will span more than 600,000 square feet. Upon completion, it will feature 143 residences, 85 hotel rooms, 20 hotel-branded residences, and more than 55,000 square feet of curated commercial space. Residents will enjoy a rooftop pool atop the residential tower, while the hotel will offer its own elevated pool experience, with shared amenities woven throughout the connecting levels. 

Homes will range from approximately 900 to nearly 3,000 square feet, designed with Chipperfield’s hallmark restraint and architectural precision. The exterior is defined by bespoke ceramic columns engineered to capture Miami’s shifting light, complemented by expansive floor-to-ceiling glazing and a refined material palette that brings museum-caliber design into everyday living.

At street level, retail will be curated in collaboration with Dacra, ensuring the ground-floor experience reinforces the Design District’s luxury identity. Existing low-rise buildings on the site will be replaced to make way for the new development.
