19 Northeast 19th Street, a 55-story tower project in Miami's Edgewater, is once again under review by the Urban Development Review Board. This comes after an initial submission in October 2023, which was withdrawn prior to a decision.
The project, a joint effort by SB Development and Hazelton Capital Group under the name 419 NE 19th Street Owner LLC, plans to feature 463 residential units ranging from studios to four-bedroom layouts, with sizes spanning from 403 to 2,223 square feet.
The resubmitted plans outline a total floor area of 552,604 square feet, including 444 parking spaces—an increase from the originally proposed 172 spaces. Amenities such as a sky lounge, private dining area, and pool will be located on the 9th, 10th, and rooftop levels.
Key updates to the design following the initial review include reducing the podium's footprint to lessen its visual impact. Additionally, a green wall on the north elevation, a more articulated podium façade, climbing plants, and a wraparound water fountain are intended to better integrate the project with the surrounding neighborhood and nearby Margaret Pace Park.
The architectural design, led by Fogarty Finger Architecture & Interiors, emphasizes a sleek, modern profile with curvilinear lines and horizontal bands of glass and metal. The podium features a bronze-colored perforated metal screen, illuminated from beneath, designed to conceal internal elements and enhance the pedestrian experience.
