July 2024 - Updated Plans and New Renderings for Brickell’s 1 Southside Park

The evolving Brickell skyline is set to feature the 1 Southside Park development, which will rise 780 feet above sea level. Following a recent foundation pour, updated plans now outline a 67-story structure with a greater focus on open space and commercial development. The project is led by JDS with ODP Architecture and Design serving as the Architect of Record and SHoP Architects handling the design architecture.

The revised plans for 1 Southside Park show a notable shift in space allocation. The residential component will be reduced by 185 units, bringing the total to 1,010. Conversely, the commercial space will increase by 23%, providing a substantial 142,129 square feet for business. Office space will see a slight reduction of 7%, totaling 153,070 square feet.

The hotel will retain its 200-unit capacity, though individual room sizes will be slightly smaller. Parking provisions will be adjusted with a 12% reduction, resulting in 881 available spaces. Additionally, the governmental allocation will expand by 21%, reaching 38,582 square feet.

Overall, the project's floor area will decrease by 43,453 square feet, while lot coverage will increase by 6%. This strategic adjustment reflects a response to the changing needs and demands of the area, potentially supporting a more integrated approach to urban living and commercial activity.
