Miami’s Building Department has issued a site work permit allowing construction to begin on a second residential tower at the Namdar site in downtown Miami.
The permit, granted on June 10, clears the way for the development of a new 43-story tower that will include 714 apartments. It joins a neighboring tower—also 43 stories—that topped off in late 2024 and will contain 680 units. Together, the two buildings will offer a total of 1,394 apartments.
A master permit and phased vertical construction permit for the second tower are currently under review.
Despite the large number of units, plans call for just 336 parking spaces across both towers—approximately one space for every four apartments.
John Moriarty & Associates is listed as the contractor for the newly permitted site work.
