June 2024 | A massive six-tower development, the largest Live Local proposal in Miami to date, is set to offer over 3,200 units in Miami's West Little River.

A development group plans to leverage the Live Local Act to secure administrative approval for a substantial six-tower project in Miami’s West Little River, aiming to create the largest residential development proposed under Florida's new affordable housing law. Located at 8400 NW 25th Ave., the nearly 12-acre site will feature 3,233 residences, with towers ranging from 26 to 37 stories. The area is currently composed mostly of single-family homes.

The project, named Holland Park and designed by Arquitectonica, will include two nine-level parking garages with 4,249 spaces, over 57,000 square feet of retail space, and a freestanding single-story amenities building. Renderings depict slate-colored buildings with white vertical elements for a striking visual impact. The development will also boast a central plaza with two pools, tennis courts, and an open park, with retail storefronts lining the street-facing exterior across four city blocks.

Holland Park will replace 140 single-story residences, a church, a maintenance shop, and a one-story office building. The project, supported by 27th Ave Hollandpark Ecoresidences LLC, takes advantage of the Live Local Act, allowing developers to bypass local zoning restrictions by designating at least 40% of units as workforce housing. This law caps rents for those units at 120% of the area median income, allowing studio apartments to be rented for $2,385 per month.

Additional amenities include a multi-sport room, gym, outdoor gym, juice bar, club room, business center, library, party room, influencer suite, cigar room, sports therapy room, and game room. The developer has also committed to engaging at least one small business, two veteran-owned businesses, and three certified women- or minority-owned businesses as subcontractors.
