ELLE, the global fashion brand, has finalized its first-ever branding agreement for a condominium project near Miami's Edgewater neighborhood. The ELLE Residences Miami, developed by Urban Network Capital Group (UNCG) and Vertical Development, will comprise a 25-story tower with 180 units, allowing short-term rentals.
Earlier this year, the developers, through affiliate Residences at 5th Avenue LLC, submitted plans for the project located at 445 and 455 N.E. 36th Street and 3618 and 3630 N.E. Fifth Ave., following their acquisition of the site for $13.5 million in 2023. The development team has also announced a partnership with The One Atelier for the interior design of the building.
"ELLE's enduring brand legacy is rooted in innovation, and we're excited to embark on this new venture as ELLE expands into residential living," said Constance Benqué, CEO of ELLE International and Lagardère News. "This project will introduce a pioneering concept, offering residents and owners compelling new ways to experience condominium living through the distinctive perspective of ELLE."
Units at ELLE Residences will range from 450 to 845 square feet, priced starting at $525,000. Fortune Development Sales leads the sales efforts, with groundbreaking scheduled for 2025. The condominium will feature two floors of amenities, including a gym, outdoor fitness lawn, meditation garden, steam room, sauna, cold plunge pool, summer kitchen, outdoor movie theater, lounge, and two pool decks. The building will also include 7,290 square feet of retail space and accommodate 121 parking spaces using vehicle lifts. Behar Font & Partners serves as the architect for the project.
"This pioneering residential endeavor will establish a new chapter for ELLE, one that we are thrilled to share in the next evolution of this iconic brand," said Fernando de Nuñez y Lugones, CEO of Vertical Developments. "Our vision is to create more than just a tower but an ownership experience that enhances contemporary living with the timeless elegance of ELLE's nearly 80-year history."
Situated between Edgewater and the Miami Design District, the project occupies a strategic location on the south side of Interstate 195 along the exit ramp, replacing four small apartment buildings.
In recent years, numerous condo developers across South Florida have collaborated with luxury brands—from fashion to automotive to dining establishments—as they strive to define their projects' identities and appeal to discerning buyers.
