Sense 22 Live Local Project Proposed in Edgewater
Miami’s Planning Department has received a proposal for Sense 22, a new 36-story Live Local development located in Edgewater, adjacent to Wynwood. The project includes:
· 328 residential units
· 372 parking spaces within a garage lined with residential units
Key Designations & Incentives:
· Located in a Transit Oriented Development (TOD) area
· Situated within an Opportunity Zone
· Part of the Omni Community Redevelopment Area (CRA)

The project seeks two waivers from the Miami 21 zoning code:
1. Reduction in parking requirements
2. Reduced setbacks to accommodate larger balconies
The Urban Development Review Board (UDRB) is scheduled to review the proposal on May 21.
