LivWrk is advancing one of Miami’s most ambitious Live Local Act proposals yet in the Wynwood Arts District, planning a massive three-tower development featuring 1,363 apartments across 45-story high-rises—the neighborhood’s first true skyscrapers. The project is expected to undergo review in the coming days.
The Brooklyn-based developer’s proposal at 2400–2418 N. Miami Avenue replaces a previous mid-rise plan that included 420 units alongside office and retail space. By leveraging the Live Local Act, LivWrk is bypassing local zoning height limits to significantly increase density in exchange for dedicating a substantial portion of the units to workforce housing.
The new vision spans 1.81 million square feet and centers on a shared parking podium with 912 spaces. Above this are amenity decks on the ninth floor, with additional lounges located on the 29th floor of each tower. Of the 1,363 apartments, 40% (529 units) will be designated workforce housing.
Notably, all 494 studio apartments and 35 one-bedroom units fall under the workforce housing category, with studio rents estimated at around $2,800 per month.
Unit sizes will range from 453 to 1,306 square feet and include studios, one-bedrooms (some with den layouts), two-bedrooms, and a limited number of three-bedroom units.
