Bespoke Real Estate has set a new record in Miami, closing the sale of a $170 million waterfront estate on Indian Creek Island. The transaction marks the firm’s third Miami sale exceeding $100 million.
The buyer has secured an under-construction mansion in the ultra-private enclave often referred to as the “Billionaire Bunker,” widely considered one of the most exclusive residential addresses in the United States. Originally listed for $200 million, the Indian Creek property entered the market at a historic price point and ultimately became one of the most notable residential transactions in the country.
Spanning approximately 30,000 square feet, the estate was designed by Ferris Rafauli and will feature nine bedrooms along with an extensive collection of resort-style amenities, including a private gym, hair salon, and a 1,500-gallon aquarium. The property was previously owned by Dr. Aaron Rollins and Marine Rollins, who purchased the lot for just over $30 million in 2020 before developing the expansive compound.
Brett Harris of Bespoke Real Estate represented the ultra-high-net-worth buyer. Since joining Bespoke in August, Harris has facilitated more than $380 million in transactions exceeding $10 million, further strengthening his presence in Miami’s ultra-luxury market.
“Offered at $200 million, this Indian Creek property entered the market at a historic level — ultimately becoming one of the most significant residential trades ever completed in the country,” said Brett Harris, Founding Portfolio Manager of Bespoke Miami.
So far in 2026, Bespoke has facilitated 46 percent of all $10 million-plus residential trade volume in Miami Beach — the highest share among brokerages — while also recording the city’s highest average sale price at $39.5 million.

The sale surpasses previous Miami-Dade residential records, including recent nine-figure transactions on Star Island. More broadly, it reflects the continued maturation of Miami’s ultra-luxury real estate sector, where global reach, specialized representation, and strategic execution are increasingly shaping the outcome of generational deals.
