Terra and Lion Development Group have revealed their vision for Midtown 1, a forthcoming 48-story luxury condominium tower in the heart of Midtown Miami. Positioned at 3501 N.E. First Ave., the project took shape following the acquisition of the site by the partnership, Midtown 1 Investments LLC, for $40.6 million in 2023.
The proposed tower will span 606,856 square feet, comprising 400 residential units, 27,658 square feet of retail space, and 498 parking spaces. Residences will offer diverse layouts, ranging from 868 to 2,200 square feet, with an expansive 14,471-square-foot penthouse crowning the structure.
Designed by Arquitectonica and the renowned international design studio Yabu Pushelberg, the condominium will integrate significant green infrastructure elements, enriching the community's environment.
Strategically located at the nexus of the Miami Design District and Midtown, the project aims to appeal to residents seeking access to premier shopping, dining, and cultural amenities, all within minutes of Miami Beach. David Martin of Terra emphasized the condo's synthesis of luxurious living and sustainable design, contributing to the area's vitality.
The development's amenities will be spread across the building, including a rainforest garden on the second floor, library and sculpture gardens, a healing garden, and dual pool decks, one featuring an outdoor amphitheater. These amenities, starting from the ninth floor upwards, ensure privacy and exclusive vistas for residents.
Construction is slated to commence in 2025, with Iris Escarra, a local attorney, representing the developers in their application process. This endeavor forms part of Miami's broader luxury condo surge, driven by an influx of affluent individuals to the city.
