Inside Faena’s First Standalone Residential Project: A Bold New Chapter Along the Miami River
Faena is expanding its iconic fusion of architecture, culture, and community with the launch of Faena Residences Miami—the brand’s first-ever standalone residential development. Officially opening for sales this month, with early contracts already in motion, the project marks a significant milestone in the evolution of Miami’s urban landscape.
Situated along the rapidly transforming Miami Riverfront, the 14-acre master-planned community introduces a bold vision for elevated city living. A collaboration between Alan Faena and the late Rafael Viñoly, the project stands as the celebrated Uruguayan architect’s final work—an elegant twin-tower design that draws from the natural curves of the river and defines what is being called Miami’s next vertical cultural corridor.
The centerpiece of the project is a striking Sky Bridge, which connects the two 60-story towers and houses 45,000 square feet of immersive cultural programming. Envisioned as a year-round destination for creativity and connection, the multi-level venue will host performances, wellness experiences, installations, and intimate gatherings—delivering the energy of Art Basel on a daily scale.
Inside, Faena Design Studio has partnered with London’s Bryan O’Sullivan Studio (BOS) to craft interiors that reinterpret Faena’s iconic style with a more intimate, residential approach. Soft reds, lush textures, and theatrical details bring warmth and character to both private residences and shared spaces.
Faena Residences Miami will offer an array of living options—from one- to four-bedroom homes, to lofts and expansive penthouses—ranging from approximately 700 to 3,300 square feet. Pricing begins at $1.3 million, with larger and more exclusive offerings expected to be unveiled soon.
But the project is more than just a residence—it marks the beginning of the new Faena District Miami River, a cultural and lifestyle destination spanning three city blocks. Future phases will include a marina, wellness amenities, public art installations, and a pedestrian-friendly park—the only 14-acre private green space on the river. Backed by over $25 billion in investment, the area is emerging as one of the city’s most walkable, dynamic, and culturally rich neighborhoods.

Faena Residences Miami is being developed in partnership with Fortune International Group and KAR Properties, and is located at 90 SW 3rd Street. Sales are now underway, with the official launch slated for Q4 2024.
