Crystalline Towers Proposed Near Design District, Floating 20 Stories Above Biscayne Bay

Miami’s Planning Department has received a new development application for a striking residential project positioned between the Design District and Edgewater neighborhoods.

The proposal includes two 20-story crystalline towers comprising:

  • 164 residential units
  • 2 lodging units
  • 8,874 square feet of retail space
  • 374 parking spaces

The project fully complies with the Miami 21 zoning code, with no waivers requested. Emphasis has also been placed on enhancing the pedestrian experience through widened sidewalks, lush landscaping, and thoughtful façade treatments.

Designed by the internationally renowned firm Arquitectonica, the towers are envisioned as a modern gateway between the calm waters of Biscayne Bay and the vibrant energy of the Miami Design District. The full-block development aims to create a dynamic neighborhood of high-rise residences, three-story townhomes, and landscaped green spaces connected by an axial internal street.

According to Arquitectonica:
“3801-3883 Biscayne Bay’s two crystalline towers float 20 stories above Biscayne Bay, forming a gateway from the serenity of the Bay to the bustling Miami Design District. Royal palm-lined sidewalks lead to an arrival plaza and sweeping porte-cochere canopies, while double-height lobbies encased in floor-to-ceiling glass mirror one another across the plaza. Monumental sculptures anchor the interior corners of each building, creating visual landmarks along the boulevard. Each tower is defined by a curving vertical plane, shaped like a sail caught in the bay breeze, rising from ground to rooftop and intersecting a sculptural volume at the crown.”

The residences are designed as "homes suspended in the sky," with all units offering three exposures to maximize natural light, views, and outdoor access. Private elevators open to semi-private lobbies, and building amenities include expansive pool terraces nestled within elevated tropical gardens. To the east, a row of three-story townhouses completes the pedestrian-scaled streetscape.

The City of Miami’s Urban Development Review Board is scheduled to review the project on May 21.

 

The application was submitted by Biscayne Residences Holdings LLC, affiliated with Kolter Homes, which acquired the property last year for $33.8 million.
