Kolter Group Advances Ambitious Twin-Tower Development at Miami Design District and Edgewater Intersection
Kolter Group is advancing plans for a significant residential project located at the intersection of the Miami Design District and Edgewater. The proposal features two 20-story towers spanning an entire city block from 3801 to 3883 Biscayne Boulevard and NE 39th Street.
Designed by Arquitectonica, the development introduces a bold architectural statement to one of Miami’s most vibrant neighborhoods. Both towers will be sleek glass structures rising above lushly landscaped podiums. Key features include ground-floor retail spaces, double-height lobbies, tropical pool decks, and distinctive rooftop silhouettes defined by dramatic curved vertical planes—an architectural signature extending the height of the towers. These planes separate expansive wraparound terraces and culminate in sculptural rooftop elements.
Together, the towers will house 164 residential units, two lodging units, nearly 9,000 square feet of retail space, and 374 parking spots. One-bedroom units are anticipated to start at just over 700 square feet, with penthouses reaching over 7,000 square feet. Every residence is designed with three exposures to maximize natural light and offer sweeping views of the city skyline, Biscayne Bay, and surrounding neighborhoods.
The eastern tower at 3801 Biscayne will contain 85 units, while the western tower at 3883 Biscayne will feature 79 units. Both buildings will offer third-floor amenity decks with pools and tropical gardens, elevated above the parking garage.
This project marks a significant milestone in the transformation of the Biscayne corridor, injecting vertical density and architectural innovation into a prime location that bridges two of Miami’s most sought-after neighborhoods.
