Prosper Group and Forte Development have unveiled plans for an 80-story mixed-use tower designed by ODP Architects at 1040 South Miami Avenue.
Rising 945 feet, the striking tower will seamlessly blend residential, hotel, and retail components into a vibrant urban destination. Submitted under the Miami-Dade County Rapid Transit Zone (RTZ) program, the project aims to activate a 0.6-acre site near the Brickell Metromover station—enhancing walkability and transit access for both residents and visitors. The site was previously proposed for a Virgin Hotel development.
The design by ODP Architects features 250 condominium units, 48 condo-hotel residences, 100 traditional hotel rooms, and 322 parking spaces. Around 1,900 square feet of restaurant space is also planned, contributing to the area's dynamic street life.
The tower will offer a range of modern wellness-oriented amenities, including on-demand IV infusions, cold plunge pools, red light therapy, and infrared saunas—tailored to meet the expectations of high-end urban dwellers.
Developed under the entity 1040 S Miami Development LLC, the project is a joint effort between Jay Roberts’ Prosper Group and Marius Fortelni’s Forte Development. In a joint statement, the developers emphasized their goal of enhancing the surrounding neighborhood while embracing Brickell’s signature "live, work, and play" lifestyle.
By utilizing the RTZ framework, the project benefits from a more streamlined review process, bypassing standard City of Miami zoning regulations. While a construction timeline has not yet been disclosed, the proposal marks a significant milestone for Brickell’s continued urban transformation.
