FIRST ON PROFILE: Allen Morris Company Unveils Visionary Mixed-Use Development in Coconut Grove
The Allen Morris Company, a leading real estate firm in the Southeast U.S., has announced an innovative mixed-use development set to transform the heart of Coconut Grove. Designed by the renowned Oppenheim Architecture, the project seamlessly integrates the Grove's natural beauty with cutting-edge design and aims to enhance the area's walkability and vibrant character.
Located at 3101 Grand Avenue, where Grand Avenue meets Matilda Street and Florida Avenue, the 1.7-acre development will feature a dynamic mix of office, residential, and retail spaces. Although the project’s official name is still pending, the plans reflect a vision of urban luxury intertwined with community connectivity.
Project Highlights
- Office Space: A five-story building offering 100,000 square feet of world-class office space.
- Residential Units: A three-story condominium with 20 ultra-luxury residences, priced between $2.5 million and $8 million.
- Retail Space: 40,000 square feet of ground-floor retail, offering a curated mix of shops, restaurants, and wellness concepts.
- Rooftop Dining: A standout rooftop restaurant will offer breathtaking views of Biscayne Bay.
The pedestrian-friendly design will include landscaped paseos leading to a central courtyard, where retail spaces will spill into lush, inviting communal areas.
Commitment to Community
The Allen Morris Company is partnering with the Espinosa family, who have owned and operated businesses on the site since 1961. In addition to contributing their long-standing local presence, the Espinosa family plans to reintroduce their Coconut Grove Laundry & Cleaners at the redeveloped site while opening a new location nearby.
Further emphasizing their commitment, the Allen Morris Company plans to relocate its corporate headquarters to the new office building, occupying 15,000 square feet. However, the firm will maintain its family office at Alhambra Towers in Coral Gables.
Architectural Excellence
The project, designed by Oppenheim Architecture, incorporates natural materials such as oolite stone and extensive greenery to blend seamlessly with Coconut Grove’s historic character. Landscape design by Andres Arcila of Naturalficial will further enhance the project’s aesthetic and environmental appeal.
Neighborhood Impact
Allen Morris Co. and the Espinosa family are proposing partnerships with the City of Miami to manage and contribute financially to public improvements, including upgrades to Kirk Munroe Park and Fuller Street, further promoting Coconut Grove’s pedestrian-friendly ethos.
