Allen Morris Co., in partnership with the Espinosa family, is set to redefine Coconut Grove with a landmark mixed-use development at 3101 Grand Avenue. Spanning 1.7 acres, this thoughtfully conceived project will feature a blend of world-class office spaces, upscale retail, and luxurious residences while enhancing the area's walkability and preserving its iconic charm.
Designed by Oppenheim Architecture, the development will include 100,000 square feet of premium office space, 40,000 square feet of retail offerings, and 20 ultra-luxury condominiums priced between $2.5 million and $8 million. These residences, ranging from 1,500 to 4,000 square feet, provide a rare opportunity to own a home that embraces Coconut Grove’s natural beauty and relaxed sophistication. A rooftop restaurant overlooking Biscayne Bay will crown the project, creating a vibrant destination for locals and visitors alike.
A signature aspect of the development is its pedestrian-friendly layout, featuring lushly landscaped paseos and an inviting interior courtyard lined with shops, restaurants, and wellness spaces. Allen Morris Co. will move its corporate headquarters into 15,000 square feet within the new office tower, demonstrating its commitment to the community. The Espinosa family, owners of the site for over six decades, will maintain a presence in the Grove by reintroducing their Coconut Grove Laundry & Cleaners at the redeveloped location while continuing other operations nearby.
Beyond the site itself, the project proposes enhancements to neighboring Kirk Munroe Park and Fuller Street, reinforcing Coconut Grove’s pedestrian-friendly ethos and further connecting the development to the community.
