November 2024 | Brickell's Tallest Office Tower Has Officially Opened

830 Brickell is now officially complete, with the Class A+ office building receiving its full Temporary Certificate of Occupancy and welcoming its first tenants. Banco Santander, leasing 95,000 square feet, was reportedly the first to move in. By mid-October, about 20% of the building was occupied and operational, with the remaining spaces expected to be built out by the end of the year into early 2024. Common areas and amenities are also nearing completion and should be ready in the coming months.

The building is fully leased, with over 90% of tenants establishing their first office presence in Miami. Notable tenants include Microsoft, Citadel, Kirkland & Ellis, Marsh Insurance, Sidley Austin, CI Financial (Corient), Thoma Bravo, Santander Bank, and A-CAP. A Mediterranean restaurant with an outdoor terrace is also planned.

Since the project launched in 2020, leasing rates have surged from $60-70 per square foot to nearly $200 per square foot. Standing at 724 feet with 57 stories, 830 Brickell is now the tallest office tower in the Brickell area. The building was designed by Adrian Smith + Gordon Gill, with interiors by Italy’s Iosa Ghini Associati. The project was developed by OKO Group and Cain International.
