A developer has proposed a 420-foot luxury condominium tower in South Beach. This new 29-story structure would replace an existing 286-unit building currently used for short-term rentals, which would be demolished. The planned tower will feature 100 spacious, long-term residential units, each over 2,000 square feet, with short-term rentals prohibited.
The tower’s footprint will be more compact, with underground parking, a ground-floor restaurant, and various amenities on the upper levels. Renowned architect Kobi Karp is leading the design, while the development is a collaboration between Michael Stern’s JDS Development and Gianluca Vacchi.
To secure the necessary zoning adjustments, the developer has proposed a package of public benefits. This includes building a new public parking garage across the street at the Bikini Hostel site, projected to cost between $22 million and $25 million, along with a $4 million investment to complete missing baywalk sections along West Avenue.
The Miami Beach Planning Board has deferred a vote on these zoning changes following a meeting on October 29, as reported by the South Florida Business Journal.
