A pre-application meeting request has been submitted to county planners for a proposed 50-story tower in Miami. According to the filing, the new tower will be located at 1315 NE Miami Ct, just north of the in-progress Signature Bridge.
The project will proceed through Miami-Dade’s Rapid Transit Zoning area approval process rather than the City of Miami. The proposed development at 1315 NE Miami Ct will include:
- 378 residential units
- 1,150 square feet of ground-floor commercial space
- 321 garage parking spaces from levels 2 through 10
To qualify for a 25% density bonus, 12.5% of the units (48 in total) will be designated as workforce housing. The tower’s rooftop is planned to reach 516 feet above ground. The unit mix consists of 38 studios, 184 one-bedroom units, and 156 two-bedroom units.
An architectural fenestration system will be incorporated into the multi-story parking garage to meet public-facing design requirements, as noted in the plans. Behar Font is the architect for the project, with 1315 Partners LLC as the developer.
