Swire Properties, Inc. has unveiled the much-anticipated Sales Pavilion for The Residences at Mandarin Oriental, Miami. Located on the southern tip of Brickell Key, the future site of The Residences, this 7,000-square-foot pavilion features three meticulously designed spaces that appear to float on water, offering stunning panoramic ocean views. In the first 60 days of sales, The Residences have secured nearly $500 million in contracts, with reservations totaling almost $1 billion. Current pricing starts at $4.9 million, with Fortune Development Sales exclusively managing sales and marketing. The Residences are set for completion in 2029.
“When we set out to design the final development on Brickell Key, completing our 40-year master plan, we knew it had to be extraordinary," said Henry Bott, President of Swire Properties. "Our Sales Pavilion reflects the exceptional quality and beauty of what will become the crown jewel of Swire Properties’ Miami legacy. With custom finishes and breathtaking views, guests will get a true sense of the lifestyle The Residences offer.”
The Sales Pavilion provides potential buyers with an exclusive preview of the interiors and vistas from their future homes. Designed by a global team, including renowned Parisian interior designers Tristan Auer and Laura Gonzalez, the pavilion showcases bespoke finishes and decor. Highlights include a hospitality desk adorned with individually painted coconut shells and hand-woven leather screens, as well as a hand-painted Mandarin Oriental hospitality bar by Laura Gonzalez, reflecting the serene flow of water in hues of blue and green. In the model residence, envisioned by Tristan Auer, guests can explore the luxurious finishes, such as honed marble, leather-wrapped closets, and a midnight bar adjacent to the primary bedroom.
The Residences’ design team also includes architecture by Kohn Pedersen Fox, landscapes by Thai firm Shma, and lighting by UK-based architect Speirs Major. Edgardo Defortuna, President & CEO of Fortune International Group, commented, "The quality and experience of the Sales Pavilion align perfectly with Fortune's dedication to delivering exceptional living spaces. We’re excited to partner with Swire Properties and the Mandarin Oriental brand to create something extraordinary in the heart of Miami."
The Residences at Mandarin Oriental, Miami will feature two towers combining world-class design, legendary Mandarin Oriental service, and sweeping views. The South Tower will house 228 residences designed by Tristan Auer, while the North Tower, with interiors by AD 100 designer Laura Gonzalez, will host the North American flagship Mandarin Oriental hotel with 121 rooms, a signature spa, fine dining, and 66 private residences alongside 28 hotel residences. As the final piece of Swire Properties' 40-year development of Brickell Key, this project offers a rare opportunity to own a luxury residence in Miami’s coveted island community.
