MIAMI, FL — Newgard Group and Two Roads Development have closed on $513 million in construction financing for One Brickell Riverfront, a transformative mixed-use development rising in Miami’s financial district. The deal marks one of the largest residential construction loans in South Florida this year.

The financing package includes $370 million in senior debt from an undisclosed private lender and a $143 million mezzanine loan originated by 3650 Capital.

Located at 99 SW Seventh Street, adjacent to Brickell City Centre, the master-planned community encompasses two luxury condominium towers—LOFTY Brickell and The Standard Residences, Brickell—set atop a shared podium overlooking the Miami River.

LOFTY Brickell will rise 44 stories and feature 362 fully furnished residences, while The Standard Residences, Brickell will stand 46 stories and include 422 residences. Construction is more than halfway complete, with both towers ahead of schedule and targeting delivery months before the planned August 2027 completion date. G.T. McDonald serves as the project’s general contractor.

Newgard and Two Roads formed a strategic partnership in November 2024 to transform one of Brickell’s final undeveloped riverfront parcels into a vibrant, integrated residential community.

Designed by Arquitectonica, LOFTY Brickell offers studios, one- and two-bedroom residences, and penthouses furnished by INC. Amenities span 40,000 square feet, featuring a private marina, resort-style pool deck, fitness center, spa, cigar lounge, and co-working spaces. The ground floor will be home to AVRA Estiatorio, the renowned New York City-based restaurant, bringing elevated Coastal Greek dining to the Miami Riverfront.

A limited number of penthouses remain available, priced between $2.4 million and $3.5 million. LOFTY’s flexible ownership model, which allows owners to rent their units on their own terms, continues to attract buyers seeking a five-star lifestyle in Miami’s urban core.

The Standard Residences, Brickell, also designed by Arquitectonica with interiors by GOOD.RICH, includes 422 residences ranging from studios to two-bedroom layouts, with prices starting in the mid-$600,000s.
