Grove Isle's first new residential project in decades is nearing completion as renowned developer Ugo Colombo's CMC Group has just topped off construction of Vita at Grove Isle. This ultra-luxury condominium, comprising 65 units, is situated on the 20-acre private island of Grove Isle, just off Miami’s Coconut Grove. The seven-story boutique development, located at 5 Grove Isle Drive, features three interconnected buildings designed as a cohesive whole. Vita at Grove Isle is expected to be completed by late 2025.
The project is seeing robust sales, with nearly 80% of the residences already pre-sold. Most buyers are U.S.-based, reflecting strong domestic interest in new properties within Coconut Grove, which has become one of Miami's most sought-after neighborhoods.

Prices start at approximately $6 million for standard residences and $19.5 million for penthouses.
The ongoing construction will also bring significant upgrades to Grove Isle, such as improved roadways, updated signage, and a new guardhouse. The 'Vita at Grove Isle Club' will feature a Club pool, a bar, night-lit tennis, padel ball, and pickleball courts, along with additional wellness facilities. Residents will enjoy a private bayfront pool, a bar, lounge, fitness center, and spa. Public amenities will include a gourmet restaurant and bar, open for lunch, dinner, and cocktails, as well as access to the island’s marina.
CMC Group’s strong reputation and successful track record have established solid relationships with top lenders. In early 2024, the company secured a $239 million construction loan from Bank OZK.
Global architecture and design firm CallisonRTKL, local architects S & E Architects, and Italian designers Carlo and Paolo Colombo of A++ Architecture have collaborated to create unique interiors and amenities for Vita at Grove Isle. The three buildings—Mare, Luce, and Sole—are designed to blend seamlessly with the island’s natural contours while maximizing Biscayne Bay views.
Attention to detail is evident throughout the development, with each residence featuring private elevators, contemporary Italian-designed kitchens with hidden high-end appliances, luxurious bathrooms with custom Italian cabinetry and hand-selected marble, high ceilings, smart home technology, and spacious waterfront terraces.
