South Miami's Planning Board is preparing to review an ambitious redevelopment proposal for the largely vacant Shops at Sunset Place, envisioning a major transformation for the 10.1-acre site.
Filed under the city's newly approved land development code, the plan calls for a complete overhaul of the existing mall. The revamped Sunset Place would feature towering residential buildings and a redesigned internal streetscape with shops and dining options. The development is set to encompass 1.47 million square feet, including 1,513 multifamily units, 287 hotel rooms, a 1,300-seat theater, 60,000 square feet of office space, and 150,000 square feet of commercial space focused on restaurants and retail. Additionally, it includes provisions for 2,418 parking spaces.
The goal of this redevelopment is to revitalize the struggling mall, which has been in decline since its opening in 1999. The plan aims to address the mall's issues by creating a vibrant, mixed-use development that meets the evolving needs and preferences of the community.
The proposed project includes nine towers ranging from 15 to 33 stories. It features one tower for offices, one for the hotel, and seven dedicated to residential use. Each residential tower would offer a rooftop pool, adding a touch of luxury for residents.
The residential component will include a variety of unit types: 283 studios, 468 one-bedroom units, 482 two-bedroom units, and 280 units with three or more bedrooms, catering to a diverse range of residents from young professionals to families.
Beyond the physical structures, the plan emphasizes a “granular network of streets” with distinct retail and dining options, enhanced by lush landscaping inspired by South Miami and Coral Gables' residential streets.
The redevelopment represents a significant investment in South Miami’s future. By transforming the underutilized Shops at Sunset Place into a vibrant, mixed-use destination, the project has the potential to invigorate the area, attract new businesses and residents, and contribute to the community's economic growth.
While the site plan still requires approval from the City Commission, the proposal has already sparked considerable excitement and anticipation for the future of Sunset Place.
