Tentative Plat Filed for Tower Thirty Six Prana in Edgewater
Miami-Dade County has received tentative platting documents for the Edgewater site where the mixed-use tower Tower Thirty Six Prana is planned. The filing, submitted on September 9, lists the project as a proposed subdivision.
According to the application, the development is slated to include 28,922 square feet of commercial space and 373,741 square feet of office space.
Plans for the site first surfaced in October 2023, when documents were submitted to Miami’s Urban Development Review Board detailing a 47-story, 635-foot tower designed by Kohn Pedersen Fox as design architect, with ODP Architecture & Design as project architect.
In October 2024, developer One Thousand Group finalized its $53 million acquisition of the property. At the time, the company announced that the new tower would incorporate branded residences. Shortly thereafter, demolition began on a gas station previously occupying the site.
