The Calta Group Introduces Anatomia, a Landmark Flatiron Tower in Allapattah
The Calta Group is preparing to bring a transformative Live Local development to Miami’s Allapattah neighborhood with Anatomia, a 30-story flatiron-inspired residential tower designed by Corwil Architects. Rising 350 feet at 1433 NW 13th Terrace, the project would stand among the tallest in the area and mark one of the first proposals advancing under Florida’s recently updated Live Local Act.
Set on a 1.06-acre site currently occupied by low-rise structures and a seven-story office building slated for demolition, Anatomia will deliver 499 residential units, including 210 workforce housing residences comprised of studios and one-bedrooms. Market-rate offerings will expand up to three-bedroom layouts. In line with Live Local incentives, the project will combine density with community-minded features, including 11,849 square feet of ground-floor retail, a pedestrian-friendly streetscape with wide sidewalks and landscaping, and amenities distributed across multiple levels.
An eight-story podium will conceal a 498-space parking garage behind liner units, while the ninth and tenth floors will host resident amenities such as a pool deck and more than 17,000 square feet of shared spaces. A rooftop lounge and terrace will offer sweeping views of the Miami River and skyline.
Architecturally, Anatomia is distinguished by curving vertical bands that run continuously from base to crown, framing private terraces and culminating in a dramatic rooftop form that defines its silhouette.
The project is set to go before Miami’s Urban Development Review Board on September 17. Pending approvals, The Calta Group plans to move quickly with demolition and site preparation, positioning Allapattah for one of its most significant new additions.
