The One Edgewater developer secured utilities and applied for a demolition permit (Nov 2023)

The developer orchestrating the creation of a 43-story residential tower named One Edgewater has officially entered into a utilities agreement with the county and has submitted an application for a comprehensive demolition permit.

The permit for total demolition was officially lodged with the Miami Building Department on November 13. In a crucial move, the utilities agreement, dated November 2, bears the signature of Lee Hodges, Vice President at Aimco, the driving force behind the development.

Miami-Dade has committed to providing water and utilities for the ambitious project. According to the terms of the agreement, the upcoming tower is slated to encompass:

  • 204 apartments
  • 910 square feet of retail space
  • 1,544 square feet of office space
  • 2,003 square feet designated for a fitness center/gym

Notably, the count of apartments aligns with a filing submitted to the Urban Development Review Board (UDRB) by the developer back in February.

Aimco and its collaborative partners have additional plans for towers on the same block, including the 60-story Hamilton House featuring 241 apartments, and 3333 Biscayne, boasting 637 residential units as well as office and commercial spaces.
