Zoning waivers have been approved for the Worldcenter Towers project, which will feature 2,350 residential units.

Miami’s Office of Zoning has granted approval for six waivers for the upcoming project at the former Miami Arena site within Worldcenter, featuring three towers.
The approved waivers, granted in January, allow for minor deviations from the Miami 21 zoning code. They include:





  • Up to a 10% reduction in the required Access Aisle width from 23 feet to 22 feet.
  • Up to a 10% increase in the permitted Building Floorplate area for Residential Uses above the eighth floor.
  • Up to a 10% increase in the permitted Building Floorplate length dimension for Residential Uses above the eighth floor.
  • Substitution of one Industrial Loading berth by two Commercial Loading berths and one Commercial Loading berth by two Residential Loading berths.
  • Up to a 10% increase in the required vehicular entrance width from 30 feet to 33 feet.
  • Up to a 10% reduction in required bicycle parking spaces.




The development will comprise 2,350 dwelling units and 1,924 parking spaces, alongside commercial space, according to the waiver notification. The total proposed area is 3,162,614 square feet.



Construction permitting is already in progress for the first 52-story tower, which is slated to feature 893 units.
