Millennium Developments of Brickell, LLC, an affiliate of G&G Business Developments, has submitted a letter of intent to the Miami-Dade County Planning Department for a new mixed-use tower. Known as 'Calle 8,' the project is proposed for 190 Southwest 8th Street in the Brickell neighborhood. The development team is led by the Coto Family of Argentina, who are also behind the Aston Martin Residences.


The proposed 55-story tower would stand at a height of 685 feet above ground, or 699 feet above mean sea level. It is designed to feature 464 residential units, a 467-space parking garage, and additional spaces for various uses. The development aligns with FAA permits approved in May, which initially indicated two structures of 685 feet based on the filed permits.

Calle 8 is planned for a 0.92-acre site currently occupied by a gas station, situated between Southwest 8th and 9th Streets along Southwest 2nd Avenue. The location offers easy access to attractions like Brickell City Centre and Mary Brickell Village. It is also near the Brickell Metromover and Eighth Street Stations, enhancing its transit-friendly appeal.



The architectural design, crafted by BMA, features a trapezoidal silhouette and a staggered tower structure. The building's base is planned for vibrant uses and will be adorned with light-colored paneling. As the tower ascends, its glass-clad exterior and step-backs offer space for commercial and civic activities.


The development offers two programming options for the ground to fifth floors: a multi-level Concert Hall or a multi-story retail complex. The residential floors are designed in a tiered arrangement, providing space for an outdoor recreational deck. Amenities for residents are planned for levels 33 through 37, including an outdoor pool, while level 12 will offer coworking spaces.

The residential unit mix includes 252 studios, 37 one-bedrooms, 167 two-bedrooms, 7 three-bedrooms, and a full-floor penthouse. Unit sizes range from 598 to over 1,200 square feet. While the nature of these units—whether rentals or condos—is yet to be confirmed, the inclusion of a full-floor penthouse suggests condos may be an option.

Calle 8 aims to support the County's Rapid Transit Zone policies by promoting walkability and mass transit use. Its mixed-use design is expected to contribute to Brickell's lively live-work-play environment.
